All escrows processed at Central Escrow include the
following list of actions by the Escrow Officer:
Ordering a preliminary title report. Status search might
include the following:
- Judgments
- Court action
- Tax liens (i.e. Property Taxes, IRS, Franchise Tax
Board)
- Existing loans that remain outstanding; we assist
to pay in full
- Notice of default
- Child support/Spousal support (current or not)
- Probate
- Obtain all-inclusive deed of trust
- Assist in clearing title ownership: deeds to clarify
- Order demands
- Assist the payoff of loans connected with credit report
- Order fire insurance
- Review file to determine that all conditions have
been met, and that all documents are correct and available
for signature
- Arrange signing of loan documents
- Arrange funding with lender
- Forward documents to title company by messenger
